If a buyer chooses to not use an agent, you would save the buyers agent commission, but most buyers hire agents to assist them in negotiating the purchase. As ugly as it may seem, offering a commission to a buyer’s agent increases the possibility of your home being sold, especially to a traditional agent who may guide a buyer to look at certain homes based on the commission the Agent will receive. Your offer of a buyers agent commission is especially enticing to buyers who are using Ehomesusa designated buyers agents as up to 2/3rd of the commission would be rebated back to them. If you were in their shoes, which home would you rather buy: one where an agent gets to keep the entire commission, or one where the buyer gets a chunk of it to put back in their pocket? ONE CATCH The same Ehomesusa agent cannot represent both you and the buyer. Since Ehomesusa has an incentive for Buyers to utilize our services (remember: we refund to the buyer up to 2/3rds of the buyers agents commission), it is possible that an Ehomesusa Buyer Agent might represent a Buyer interested in your home. If this were to happen, the Ehomesusa Buyer Agent would receive the amount that you designated in your listing agreement would be given to a Buyer Agent. One Ehomesusa Agent would not represent both parties. We go to great lengths to insure that the agent that represents you is “insulated” from the agent that is representing the buyer. Our designated buyer agents are not allowed to access the same information held by the designated seller agents. We specifically keep data separated so that there is little likelihood of “insider information.”
